Real Estate Sector Welcomes MahaRERA's Automatic Project Timeline Extension

In a significant relief for Maharashtra's real estate sector, the Maharashtra Real Estate Regulatory Authority (MahaRERA) has granted an automatic four-month extension to the registration and completion timelines of eligible real estate projects under the Force Majeure provisions of the Real Estate (Regulation and Development) Act, 2016. The move follows the Government of India's recognition of the prevailing West Asia situation as a Force Majeure event and the Ministry of Housing and Urban Affairs' advisory to all state regulators to provide a uniform extension. Applicable to projects whose original, revised or extended completion dates fall on or after February 28, 2026, the order aims to mitigate delays arising from global supply chain disruptions and logistical challenges while eliminating the need for developers to submit individual extension applications.
Industry Leaders have welcomed the move, which strengthens confidence amid global supply chain challenges.

By extending project registration timelines without requiring individual applications from developers, MahaRERA has significantly reduced procedural delays and provided much-needed regulatory certainty to the sector. This proactive approach will enable developers to focus on maintaining construction momentum while ensuring compliance with RERA norms.
